Party Wall Act
The Party Wall Etc Act 1996 exists to protect both the building and adjoining owners when construction work is due to take place. The act is designed to assist owners in proceeding with their proposed work whilst at the time providing protection to the neighbouring buildings as they may be affected.
The Party Wall Notice
A notice will be served upon an adjoining owner to make them aware that he intends to carry out work which falls under the scope of the Act.
Schedule of Conditions
A schedule of condition (SOC) is a factual record of the condition of a property, normally prepared for the legal document of the party wall award. Schedules of the condition can be prepared for any building and it creates a complete record of the condition of the property on a particular date.
It is a complex legal document that should be considered whenever works are proposed to party walls or within close proximity to any structure.
