Building a Single Storey Rear Extension

A single storey rear extension is a popular way to increase the space of a house. It is a great way to expand the living space and add value to the property. Here are some things to consider when building a single storey rear extension.

How far can I extend?

Before starting any construction work, it is important to check if planning permission is required. Generally, a single storey rear extension falls under permitted development rights, meaning that it does not require planning permission, as long as it meets certain criteria.

On a semi-detached house:

· Up to 3 meters, this will usually fall under Class A of permitted development rights (subject to meeting the requirements)

· Up to 6 meters - this will need to meet the requirements of Class A of permitted development rights and will require you to submit prior approval.

On a detached house:

· Up to 4 meters, this will usually fall under Class A of permitted development rights (subject to meeting the requirements)

· Up to 8 meters - this will need to meet the requirements of Class A of permitted development rights and will require you to submit prior approval.

On a terraced house:

· Up to 3 meters, this will usually fall under Class A of permitted development rights (subject to meeting the requirements)

· Up to 6 meters - this will need to meet the requirements of Class A of permitted development rights and will require you to submit prior approval.

Design

The design of the extension should complement the existing house and enhance its appearance. It is important to consider the materials used for the extension, such as brick, timber or glass, and how they will blend with the existing structure. The design should also consider the position of windows and doors for natural light and ventilation.

Building Regulations

It is essential to comply with building regulations when building a single storey rear extension. Building regulations ensure that the construction work meets the required standards for safety, health, and energy efficiency. The regulations cover areas such as structural stability, fire safety, insulation, and ventilation.

Cost

The cost of building a single storey rear extension varies depending on various factors such as the size of the extension, the materials used, and the complexity of the design. It is important to get quotes from different builders and compare them carefully to ensure that the cost is within budget.
